Real Estate Agent Referral
Once you have decided to conduct a short sale on your
home, Georgia Loss Mitigation Services will have a top real estate agent come
and list your home. We will work in conjunction with the realtor to price the
home so that there is maximum interest in it. We will stay in touch with the
realtor on a regular basis and will convey all status updates to him or her. We
will ensure that all appropriate disclosures are present in any multiple listing
sheets.
Short Sale Package Preparation
One of the most important aspects of the whole short
sale process is thoroughly preparing the short sale package to be delivered to
the bank's loss mitigation department. Georgia Loss Mitigation Services knows
what it takes to compile the best possible short sale package that will enable
us to have the greatest chance for a successful short sale. Each bank has their
own package requirements, therefore, we constantly monitor the completeness of
your short sale package and will notify you of any necessary documentation
before we deliver it to the bank's loss mitigation department.
Short Sale/Offer Presentation
Once the short sale package has been completed,
we submit it, along with the offer, to the loss mitigation departments of the
banks. We confirm that they have received it and we continuously follow up with
the loss mitigation department for status updates. It is not unlikely to have to
fax the package two to three times, on separate occasions, before they
acknowledge receipt of it. Once we are assigned a negotiator, we work with him
or her to get the offer accepted and get a formal demand and/or release letter.
Throughout the process, we are in touch with you and the listing agent to convey
the progress and/or the acceptance of the short sale. Once we have an
acceptance, we deliver the appropriate forms to the parties for signing and
closing.
Closing Coordination
Georgia Loss Mitigation Services assists your real
estate agent with coordinating all aspects of the closing. Once we receive the
demand letter and/or the release letters from the lenders we make sure that your
real estate agent and the closing attorney are sent copies. We consistently stay
in touch with you and your agent to ensure as smooth a closing as possible.
